Foreclosure & Mortgagee Property Cleanouts

You manage the legal and financial side of a foreclosure or mortgagee-in-possession situation. We manage the property cleanout — quickly, professionally, and with the discretion these circumstances demand. Working with banks, solicitors, real estate agents, and receivers across the Coffs Coast.

Trusted by Solicitors, Banks & Real Estate Professionals

Foreclosure and mortgagee-in-possession situations are time-sensitive, legally sensitive, and sometimes emotionally charged. The property needs to be cleared efficiently so it can be inspected, valued, listed, or prepared for sale — but the job needs to be done right, with full documentation and proper disposal.

We have worked with solicitors, estate executors, real estate agents, and strata managers across the Mid North Coast for over 20 years. We understand the protocols, we work efficiently, and we do not create additional problems. Fully insured, fully documented, and fully professional.

Items of potential value are handled with care and flagged to the instructing party. We do not purchase, appraise, or make decisions about retained items — that is for the solicitor or agent to determine. We clear what we are instructed to clear.

  • Solicitors and lawyers managing mortgagee-in-possession
  • Banks and financial institutions requiring vacant possession
  • Real estate agents appointed to sell foreclosed properties
  • Receivers and insolvency practitioners
  • Insurance companies managing property damage claims
  • Strata managers dealing with abandoned or seized units

We confirm what is within scope before we start. If we find something unexpected — a safe, items of apparent value — we stop and contact you. No unilateral decisions.

Proper Waste Disposal

All waste goes to licensed facilities. No illegal dumping. Documentation available if required for compliance or legal purposes.

Fast Turnaround

We understand that time matters in these situations. We prioritise foreclosure and MIP jobs and can often mobilise within 24–48 hours.

Invoice-Based Billing

Invoices issued to the instructing solicitor, bank, real estate agency, or receiver with standard 14-day terms. We do not require cash on site.

Photos Before & After

We can provide a photographic record of the property condition before clearance begins and after completion — useful for legal files and insurance.

Pricing & Quoting

Every foreclosure and MIP cleanout is different — property size, volume of contents, condition, access, and location all affect the final cost. We do not quote blind. We quote from photos and a site inspection where needed.

Send us photos of each room and access areas. We will provide an indicative range with a firm quote confirmed on site before we begin. No surprises on the invoice.

Common Questions

Do we need to be present when you do the cleanout?

Not necessarily. Many solicitors and agents provide access and instruct us remotely. We confirm scope before starting and contact you if anything unexpected is found.

What happens if you find items of potential value?

We stop and contact the instructing party immediately. We do not remove, purchase, or make decisions about items that appear to be of value — that is for the solicitor or receiver to determine.

Can you provide photos for legal files?

Yes — we can provide a photographic record of the property before we begin and after completion. Let us know at the time of booking if you need this.

What about items left behind by the former occupant?

We clear only what we are instructed to clear. If there is uncertainty about which items to remove, we get written confirmation before touching those areas.

Do you handle properties with hoarding or unsafe conditions?

Yes — we have experience with properties in poor condition including hoarding situations, neglected properties, and premises with potential health hazards. We take appropriate precautions and will advise on any specialist requirements.

How quickly can you mobilise?

For urgent foreclosure or MIP situations we can often mobilise within 24–48 hours. Call us directly to discuss timeline requirements.
