Hoarder Clean-Up Support in Coffs Harbour

Hoarding is often hard to talk about. Someone may be ashamed of the state of their home, a family member may be worried, or a property may need to be cleared before it can be sold or rented. Whatever the situation, a hoarder clean-up is a job that needs patience, discretion and a plan. We help households across Coffs Harbour and the Mid North Coast with exactly that.

We are The Junk Removers & Pick Up Pros, a family-owned business run by John and Leanne Cook. We have been serving the Mid North Coast since 2003, and we cover the corridor from Port Macquarie to Yamba.

What a hoarder clean-up involves

Hoarder properties often contain large volumes of items across several rooms, including furniture, boxes, household goods, clothing and general waste. Clean-ups are usually staged rather than done in one visit, so the household can make decisions at a pace that suits them.

We do not judge the people who live in these homes. Our focus is on clearing the property safely and respectfully.

How we approach the job

  1. Talk first. Contact us by text or phone to describe the situation, the property and the access. Tell us whether the household wants to keep certain items.
  2. Photos and a plan. Send clear photos of the rooms, from the doorway where it is safe. We use them to plan the crew size, the number of visits and the equipment needed.
  3. A confirmed quote. We confirm the price after reviewing the photos and the access. Staged work is quoted per visit or per load, so you know the cost before we start.
  4. Staged clearing. We work through the property in agreed sections. Items the household wants to keep are set aside and labelled, and the rest is loaded.
  5. Follow-up. If more time is needed, a second visit can be arranged.

Discretion and respect

We work quietly and keep the job to the people who need to know. We do not discuss the condition of a home with neighbours or third parties. Where a family member or support worker is involved, tell us who we should speak to about timing and access.

Safety and what we do not take

We do not take asbestos or any waste involving bodily fluids. If the property contains items that need special handling, we tell you as soon as we see the photos, before any work starts.

Pricing

Our published starting points are a minimum pickup from $110 and load prices of $498.99 (quarter), $998.99 (half), $1,498.99 (three-quarter) and $1,998.99 (full). Hoarder clean-ups are quoted from photos and access details, and they often need more than one visit. Travel time is built into each quote.

Pensioners and people receiving domestic-violence support may be eligible for a discount. Ask when you request the quote.

Insurance

We carry $20M public liability cover, goods-in-transit insurance and workers' compensation insurance. The enclosed Isuzu Pantech keeps items out of sight during transport.

Recycling and donation

Where practical, we separate metal, e-waste and usable furniture for recycling or donation before anything goes to landfill. Condition and local demand decide what can be reused.

If you are worried about a property or about someone you care for, text 0415 540 055 with a general description and your suburb. We will talk you through the options and give you a confirmed quote when you are ready.

Why a staged plan works

A full property clear-out in one day can be overwhelming for the household and unsafe for the crew. Staged clean-ups work in sections, with decisions made at a pace the household can manage. Each stage has a clear start and finish, so you can see progress and decide what comes next.

Decisions the household makes

Where someone is living in the property, they decide what is kept, what is donated and what goes. Our role is to help make those decisions simple. We can set aside labelled items, store keep piles where the property allows, and load the rest. If someone is unsure about an item, it stays in place until they are ready.

Working with support services

Some households are supported by family members, housing workers, health professionals or other agencies. We are happy to coordinate with those people about timing and access, as long as the household agrees. Tell us who is involved when you make the first contact, and we will confirm what information we need.

Safety on site

Hoarder properties can have blocked walkways, unstable piles and hidden hazards. The crew checks the access route before lifting, moves items in a controlled way and stops if conditions are unsafe. If a hazard is found that we cannot handle, we will tell you and explain the options.

Recording progress

At the end of each stage we can confirm what was removed and what remains, so the household and any support people know where the work stands. This keeps the process clear and avoids surprises.

Speaking to us

Many people find the first contact the hardest part. You do not need to describe everything in detail. A text with a general description, your suburb and a question about how the process works is enough to start.
