Deceased Estate Clearances on the Mid North Coast

When a family member passes, the practical work of clearing their home still has to be done. It is rarely a rush in the emotional sense, but it is often urgent in the practical sense. The property may need to be prepared for sale, a lease may be ending, or the estate may need to be finalised. The work needs quiet efficiency, clear communication and real respect for the situation.

We are The Junk Removers & Pick Up Pros. John and Leanne Cook have been carrying out clearances on the Mid North Coast since 2003, and we cover the corridor from Port Macquarie to Yamba.

What an estate clearance usually involves

  • Full house clearances, including every room, cupboard, garage, shed and outdoor area
  • Partial clearances, where only certain rooms or items are removed
  • Furniture, whitegoods, clothing, kitchenware, books and tools
  • Sorting of items the family wishes to keep, donate or sell
  • Coordination with donation organisations when the family wants usable goods to go to a good home

We do not take asbestos or any waste involving bodily fluids. If an item falls into a restricted category, we will tell you as soon as we see the photos.

How we approach the work

The first step is photos. Text clear pictures of the rooms and main items to 0415 540 055, with the suburb and any access issues such as stairs, a steep driveway or a long carry from the house to the truck. We reply with a confirmed quote based on volume, labour and access. Once the quote is accepted, we arrange a time that suits the family or the person representing them.

On the day we work quietly and methodically. Items are loaded using the 600 kg tail-lift on our enclosed Isuzu Pantech, so heavy pieces are lifted rather than dragged. We leave the property tidy when we finish. If the family needs a second visit after they have had more time to go through personal items, we can arrange that.

Pricing for estate clearances

Estate clearances are priced on the same published scale as our other services:

  • Minimum pickup from $110
  • Quarter load $498.99
  • Half load $998.99
  • Three-quarter load $1,498.99
  • Full load $1,998.99

Most full-house clearances fall into the larger load ranges, but every property is different, so we confirm the price after we see the photos and understand the access. Heavy items such as pianos and large spas are quoted individually from $399.99. Travel time is built into each quote.

Payment can be made by card or Afterpay via Square. Approved accounts, including solicitors and agents, can be invoiced. Pensioner discounts are available where they apply; just ask when you request the quote.

Insurance and the people you deal with

We carry $20M public liability cover, together with goods-in-transit and workers' compensation insurance. John and Leanne oversee every quote and every job, so the person who speaks to you is the person who is responsible for the work. We have been doing this work for more than twenty years, and we understand both the practical side and the emotional weight of the job.

Responsible disposal

Wherever practical, we separate items for recycling or donation before anything goes to landfill. Metal, e-waste and good-quality furniture can often be reused. Condition and local demand decide what can be saved, and we are honest about that. If the family would like to know what happened to particular items, tell us and we will explain what we can.

Preparing the property

If it is safe and practical, clear a path from the main rooms to the front of the house. Remove any items the family definitely wants to keep and label them clearly. Tell us about stairs, a steep driveway or limited parking before the day, so we arrive with the right plan.

Where we work

We cover the Mid North Coast, including Coffs Harbour, Sawtell, Toormina, Woolgoolga, Bellingen, Nambucca Heads, Macksville, Kempsey, Port Macquarie, Grafton, Yamba and the towns in between.

If you need a property cleared with care and professionalism, text photos to 0415 540 055. We will reply with a clear quote and the earliest available time.

Working with families, executors and representatives

Estate clearances often involve more than one person. A family may be making decisions together, an executor may be handling the paperwork, or a real estate agent may be preparing the property for sale. We are happy to work with whoever is responsible for the clearance. Tell us who we should speak to about quotes, timing and access, and we will keep communication clear and simple.

Taking the time to sort first

Families are not always ready to decide what to keep on the first visit. Some prefer to go through personal items before we arrive, and others want us to help identify what can be donated or removed. Both approaches are fine. We will work to whatever plan suits the family, and if more time is needed, a second visit can be arranged.

Items that need care

Personal papers, photographs, jewellery and sentimental items should be set aside by the family before the crew arrives. We are happy to load furniture and general household items around them, but we will not decide what is valuable or sentimental. If there is anything you are unsure about, label it or tell us and we will leave it in place.

Clear communication through the job

From the first photos to the final tidy-up, we aim to keep you informed. We confirm the quote before the job, tell you about the timing, and let you know if the scope changes. We would rather have a clear conversation early than a surprise on the day.

Why local experience matters

We have worked across the Mid North Coast for many years. That experience helps us understand the access challenges in older homes, rural properties and the hillside streets common in some towns. It also helps us plan the day around the property rather than around a generic template.
